What is Credit Tenant Lease (CTL) Financing?
Credit Tenant Lease (“CTL”) financing is a specialized form of real estate funding in which a property owner or developer secures a loan to build or acquire a property. The loan is backed by both the rental income from a long-term tenant and a mortgage on the property itself.
Structure of Credit Tenant Lease Financing
CTL financing blends aspects of corporate finance with real estate lending, creating a long-term, highly leveraged loan tailored around a credit tenant lease. Unlike standard commercial real estate loans, which are typically based on the property’s appraised value, CTL loans are structured according to the tenant’s creditworthiness, the terms of the lease, and the projected rental payments.
